About North Somerset Housing

North Somerset Housing (NSH) is a housing association that was set up in February 2006 to receive the transfer of North Somerset Council's housing stock of over 6,000 homes.

The transfer was proposed by the Council as, due to financial constraints, they did not have enough money to carry out the repairs and improvement needed to bring homes up to a quality that tenants requested. Transferring the homes to the newly created NSH has meant that additional investment has been secured to carry out these works and to develop a higher quality, well-managed housing service at a reasonable rent.

What sort of organisation is NSH?

North Somerset Housing Limited is not-for-profit independent local housing association (sometimes known as a Registered Social Landlord) with charitable status. We are not permitted to trade for profit any surplus generated is spent on improvements to homes and services or repaying loans - surpluses cannot be distributed to shareholders or any other persons.

Who runs NSH?

NSH is run by a Board of Management with 15 Board members representing a broad cross-section of local and professional interests. There are:

  • 5 North Somerset Council nominees
  • 5 tenants
  • 5 independent local business people

There is also one leasehold co-optee. All Board members are unpaid volunteers, being reimbursed for out-of-pocket expenses only.

The Board employs paid staff to run the housing service on a day-to-day basis; many of these staff are the people that provided the housing service for the Council. The Chief Executive reports directly to the Board and is assisted by a Senior Management Team comprising:

  • Director of Finance
  • Director of Operations
  • Director of Assets
  • Director of Human Resources

Who regulates NSH?

The Housing Corporation is responsible for regulating the activities of Registered Social Landlords (sometimes known as housing associations) and monitoring their financial viability.

Regular monitoring of our activities by the Housing Corporation means our tenants, leaseholders and other stakeholders can be assured as to the proper conduct of the affairs by NSH's management and its continuing finanaical viability.

Where does NSH operate?

We have three area offices located in Worle, South Weston and Portishead. Our corporate base and main office is also at Portishead, just off junction 19 of the M5.
